Chain Link vs. Wood Fence Cost in Kansas City (2026 Comparison)

If you're choosing between chain link and wood for a Kansas City fence, cost is usually the deciding factor — but it isn't the whole story. Here's how the two stack up in 2026, using real Kansas City installed pricing from quotes we and other reputable KC contractors are writing right now.

The short answer: chain link is cheaper up front (by roughly 2x), faster to install, and almost zero maintenance. Wood costs more, looks better, gives full privacy, and adds more resale value when it's well-built and well-kept.

Lifespan in Kansas City weather. Galvanized chain link lasts 20–30 years before the coating dulls and links loosen. Black vinyl-coated chain link lasts 25–40. A well-built cedar privacy fence with steel posts lasts 18–25 years in KC's wet-dry-freeze cycles; with wood posts, plan on 12–18 before posts rot at ground line.

Maintenance. Chain link is essentially zero-maintenance — spray it off, tighten a tension band every few years. Wood wants to be cleaned and re-stained every 3–5 years to stay looking sharp. Skipping that is the #1 reason wood fences look 10 years older than they actually are.

Privacy. Chain link gives you containment, not privacy. Wood gives you both. Privacy slats inserted into chain link add visual screening for about $6–$10/lf extra, but they look like exactly what they are.

Permit reality. Both materials require a permit in KCMO, Overland Park, Olathe, Lee's Summit, and Leawood for any fence over 4 ft. We pull every permit on every quote.

Which one wins for you:

  • Big yard, dog containment, tight budget → 6 ft black vinyl-coated chain link. Best dollar-per-foot.
  • Suburban backyard, neighbors close, kids and a pool → 6 ft cedar privacy with steel posts. Highest resale, full privacy.
  • Acreage, livestock or rural perimeter → galvanized chain link or woven wire. Skip wood.
  • HOA rear yard with strict design rules → cedar privacy with steel posts, smooth side out, cap and trim.

Resale impact (Kansas City). Real-estate agents we work with across Johnson County and the Northland consistently tell us a clean wood privacy fence helps a listing more than chain link — but a tired, leaning wood fence hurts more than a clean chain link one. Condition matters more than material.
