What changes the price

Four things that move the number.

Linear footage

The single biggest variable. Most KC backyards run 140–220 linear feet. Long straight runs are cheaper per foot than short, gate-heavy layouts.

Grade & terrain

Sloped lots (common in Lee's Summit and west Olathe) need stepped or racked panels — adds 8–15% to labor.

Demo & haul-off

Removing an existing fence runs $4–$8 per linear foot depending on condition and concrete footing depth.

Permits & HOA

City permits across the KC metro run $25–$150. HOA architectural review packets are included in every Kodiak quote at no charge.

KC vs. national average

Kansas City fence cost vs. U.S. average (2026).

KC sits at or slightly below the national average for most materials — cheaper labor, easier permits, and shorter supply lines from regional cedar and steel suppliers. Where we run higher: anything that needs deeper frost-line footings (every post depth here is 36"+).

What changed since 2024

Why fence prices look different than two years ago.

Cedar lumber

↓ 12–18%

Western red cedar mill prices dropped through 2025 as housing-start demand cooled. KC retail finally caught up in late 2025. Cedar privacy now runs roughly the same as 2022 levels — and noticeably below the 2024 spike.

Vinyl & aluminum

↑ 4–7%

PVC resin and aluminum extrusion stayed flat-to-slightly-up. Most of the increase here is freight and powder-coat costs, not the raw material.

Labor

↑ 6–9%

Skilled-trade labor in the KC metro keeps rising. We pay our crews above market and refuse to subcontract — that's why our quotes hold steady while shop-around bids swing $2,000+ between bidders.
