Send these eight items and we return an itemized, AIA-format proposal — usually inside two business days. Missing items are the single biggest cause of bid delays and change orders.

Most of our multifamily and HOA work runs through a property manager who needs three things before a board or owner will sign: a written scope the board can read without a fence background, a price that holds through the approval cycle, and a COI naming the association as additional insured.

We hold commercial bids for 30 days so a scope survives a monthly board meeting, and we phase work building by building so amenities and access stay open. On pool enclosures we build to the barrier code the local jurisdiction enforces — self-closing, self-latching hardware, latch height, and picket spacing all documented on the proposal so the inspection is a formality.

For portfolios, one project manager carries every site: one schedule, one point of contact, one invoice. That includes repair and replacement rounds after storm damage, which in the KC metro tends to arrive in spring and hit the same wood and chain link runs every year.
