- KC metro follows IRC R311/R312: any stair with 4+ risers needs a graspable handrail on at least one side (34–38 in above tread nosing). Any walking surface more than 30 in above grade needs a 36 in (residential) or 42 in (deck/commercial) guardrail with balusters no more than 4 in apart. ADA public-access adds 12 in horizontal extensions at the top and bottom of each ramp/stair run.Copy link to this answer
- Yes in most KC cities. Overland Park, Olathe, Leawood, Lenexa, Lee's Summit, and KCMO require a permit for guardrail replacement on any deck 30 in or more above grade, because the guardrail is a life-safety element. - Aluminum runs $55–$95/lf installed, welded steel $75–$140/lf, wrought iron $95–$180/lf, cable rail $110–$180/lf, and glass $145–$240/lf. - Powder-coated aluminum is the KC default: it doesn't rust in freeze-thaw, holds its finish for 20+ years, and won't stain your deck boards. Welded steel is stronger for commercial and rooftop guardrails, but needs zinc primer + powder coat to survive KC humidity. - Yes. Type I (1.25–2 in graspable) and Type II handrails for ramps, entries, stairwells, and public-access decks. We meet ADA §505 for height (34–38 in), extensions (12 in top, 12 in + tread depth bottom), and wall clearance (1.5 in minimum). - Sometimes. Loose posts, popped balusters, and small rust spots we repair. Structural rust at post bases, sagging top rails, or broken welds usually mean replacement because the guardrail no longer meets code load requirements (200 lb concentrated at top rail, 50 lb/sf infill).
